Truganina site conditions: water, wind and planning overlays

Truganina is mostly flat ground on the western plains, crossed by Skeleton Creek along the western edge of its southern area. On flat ground, how water leaves the site matters as much as anything about the house.

Skeleton Creek and flat ground

Skeleton Creek runs along the western edge of the southern part of Truganina, through linear parkland and wetlands. On flat estates, surface water depends on careful site grading and working stormwater connections.

Overlays to check

Some land near waterways can carry planning overlays for flooding or inundation. We do not make suburb wide claims about overlays; check your lot on VicPlan or with the council, and look at the section 32 statement when buying.

Wind classification

Every new home is designed to a wind classification under AS 4055, which drives bracing and tie-down. It is set for the lot and shown on your engineering. We check the frame is built to it.

Drainage during the build

Temporary downpipes, capped stormwater lines and grading away from the slab are items we raise often on Truganina sites. Water ponding beside a slab during a long build is avoidable.

After handover

Box gutters, apron flashings and downpipe connections are where roof water management fails first. Keep gutters clear and watch for overflow in heavy rain.
