Why the roof leads every Truganina handover report
Cracked tiles, cappings screwed from the top, cut sarking and tile overhangs. The handover findings you will not see from the driveway.
In short: Across Truganina handovers in 2025 and 2026 the roof produced more major items than any room inside. Most cannot be seen from the ground.
The part of the house nobody walks
Owners walk their new home room by room at handover. Very few get on the roof, and that is where the serious items are. On Truganina handovers our inspectors have recorded cracked and broken tiles on most jobs where the roof is tiled, often after other trades have walked across it.
Cappings and how they are fixed
Ridge and hip cappings on metal roofs should be fixed through the sides, not through the top, except at joints. Screws through the top sit in the water path. We found exactly that on a March 2025 handover.
Sarking and penetrations
Sarking is the membrane under the roof cover that catches wind driven rain. Cut or torn sections remove that second line of defence. Roof penetrations for flues and vents need proper flashing and sealing, and several Truganina handovers had penetrations left unsealed.
Tile overhang and gutters
Roof tiles overhanging the gutter by more than 65mm can throw water past the gutter in heavy rain. Gutters without enough fall hold water, and unclipped brackets leave them loosely held.
Flashings against the walls
Where a roof meets a wall, the flashing must be sealed against the cladding or water runs behind it. Apron flashings also need fixing at close enough spacing that they do not lift.
How we inspect it
From the roof itself where safe, by drone where not, and from inside the roof space. Each finding is photographed and referenced so the roofer knows exactly where to go.
