What a Truganina pre-purchase report covers, and what it leaves out
An honest guide to AS 4349.1 scope for buyers, with examples of what we do report and the systems we refer to licensed trades.
In short: A pre-purchase inspection is a visual inspection with a defined scope. Knowing its edges helps you decide what else to check before you sign.
The standard behind it
Pre-purchase inspections follow AS 4349.1. It is a visual inspection of the readily accessible areas of the property, reporting structural damage, conditions conducive to structural damage and safety hazards.
What we do report
Cracking and movement, roof cover condition, leaks and damp, failed sealant, cracked tiles, site drainage problems, and anything that is a hazard in the areas we can reach. On a Truganina inspection in December 2025 that included cracked tiles, separated cladding and water damage beyond a shower recess.
What is outside the scope
Electrical wiring, switchboards and smoke alarms, gas, plumbing operation, hot water, heating and cooling, appliances, pools, automatic doors, asbestos and mould testing, concealed framing and footings below ground. Timber pests are covered only if you add AS 4349.3.
Access limits
Furniture, stored goods, locked areas and roof spaces without safe access limit what can be seen. The report lists each limitation so you know what was not inspected.
Filling the gaps
If the scope leaves you with questions, book a licensed electrician or plumber before settlement, and add a pest inspection.
